Errors + Warnings

To help you track compliance, Forerunner displays warnings at the top of your Property Info Panel. For all properties in your community, we'll let you know if our software flags any map changes or insurance requirements. For properties with an EC on file, we'll also alert you to potential compliance issues (like LFEs below the BFE). Here's a list of possible warnings you might encounter: 

Informative Warnings

Insurance

  • Flood insurance requirement. This structure is within the SFHA and may have a mandatory flood insurance purchase requirement.

FIRM changes

  • Property mapped into SFHA. This property has been mapped into the SFHA in the Preliminary FIRM map and may require flood insurance in the future.
  • Property mapped out of SFHA. This property has been mapped out of the SFHA in the Preliminary FIRM map and may not require flood insurance in the future.
  • Flood Zone and Base Flood Elevation changes. There are changes in the Flood Zone and BFE between the Effective & Preliminary FIRMs for this property.
  • Flood Zone changes. There are changes in the Flood Zone between the Effective & Preliminary FIRMs for this property.
  • Base Flood Elevation changes. There are changes in the BFE between the Effective & Preliminary FIRMs for this property.

Elevation Warnings

Lowest Floor Elevation

  • Lowest Floor is below the Freeboard requirement. This structure’s Lowest Floor Elevation is below the Freeboard requirement in the Effective & Preliminary FIRM.
  • Lowest Floor is below the Effective Freeboard requirement. This structure’s Lowest Floor Elevation is below the Freeboard requirement in the Effective FIRM.
  • Lowest Floor is below the Preliminary Freeboard requirement. This structure’s Lowest Floor Elevation is below the Freeboard requirement in the Preliminary FIRM.
  • Lowest Floor is below Base Flood Elevation. This structure’s Lowest Floor Elevation is below the Effective & Preliminary FIRMs Base Flood Elevation.
  • Lowest Floor is below the Effective Base Flood Elevation. This structure’s Lowest Floor Elevation is below the Effective FIRMs Base Flood Elevation.
  • Lowest Floor is below the Preliminary Base Flood Elevation. This structure’s Lowest Floor Elevation is below the Preliminary FIRMs Base Flood Elevation.
  • Lowest Floor does not conform to NFIP & local regulatory standards. This structure's Lowest Elevation of Machinery is below the most restrictive Base Flood Elevation. 

Machinery

  • Machinery is below the Base Flood Elevation. This structure’s Lowest Elevation of Machinery is below the Effective & Preliminary FIRMs Base Flood Elevation.
  • Machinery is below the Effective Base Flood Elevation. This structure’s Lowest Elevation of Machinery is below the Effective FIRMs Base Flood Elevation.
  • Machinery is below the Preliminary Base Flood Elevation. This structure’s Lowest Floor Elevation is below the Freeboard requirement in the Preliminary FIRM.
  • Machinery does not conform to NFIP & local regulatory standards. This structure's Lowest Floor Elevation is below both NFIP regulations and your local regulatory standards. 

SI/SD Warnings

  • Property is over the SI/SD threshold. The improvement costs recorded for this property meet or exceed your community's Substantial Improvement threshold. Further action might be necessary to ensure compliance. 
  • Note: These warnings are meant to aid you in your floodplain management work but they shouldn't replace regulatory determinations made by your department.
